We have had a very exciting journey since the start in 2005. Our hope is that the next ten years will be at least as exciting, instructive and eventful.

2005 

  • Fastighets AB Balder is formed in June from the listed company Enlight AB.

  • Balder acquires 21 properties during the year.

2006

  • Fastighets AB Balder is re-listed on the O-list of the Stockholm Stock Exchange.

  • 75 properties are acquired during the year and Balder owns 128 properties at year-end.

2007

  • Balder defines its real estate holdings through the sale of 29 industrial and ware houseproperties to Corem Property Group AB, where Balder becomes a major owner. 121 properties are owned at the end of the year.

  • Acquisition of properties takes place in Stockholm through the associated companiesTulia AB and Akroterion Fastighets AB.

2008 

  • Balder acquires ten properties and sells nine properties.

  • On 31 December, Balder owns 122 properties with a lettable area of 553,000 sq.m. and a carrying amount of SEK 7.1 billion.

2009

  • Acquisition of Din Bostad Sverige AB takes place during the year.

  • Balder focuses on renewable energy, by investing in six wind turbines.

  • On 31 December, Balder owns 419 properties with a lettable area of 1,260,000 sq.m. and a carrying amount of SEK 12.7 billion.

2010

  • During the year, acquisition of 31 properties and sale of 18 properties takes place.

  • The number of shareholders increases by more than 50 per cent during the year and amounts to approximately 4,900 at year-end.

  • On 31 December, Balder owns 432 properties with a lettable area of 1,322,000 sq.m. and a carrying amount of SEK 14.4 billion.

2011

  • The new class of shares, preference shares is issued. The issue amounts to SEK 1 billion.

  • Balder acquires 25 commercial properties from Catena AB which are sold to a newly established joint venture company with PEAB.

  • The focus on renewable energy continues. During the year, two further wind turbines are acquired and Balder owns a total of ten wind turbines at year-end.

  • During the year, the number of shareholders increases by 67 per cent and amounts to 8,200 at year-end.

  • On 31 December, Balder owns 433 properties with a lettable area of 1,408,000 and a carrying amount of SEK 17.6 billion.

2012

  • Acquisition of 14 properties and divestment of 6 properties takes place.

  • Balder acquires residential properties in central Copenhagen.

  • 2 million preference shares are issued at value of SEK 565m.

2013

  • Balder acquires Bovista Invest AB at a value of approximately SEK 2 billion.

  • A new issue of 3,500,000 preference shares was carried out.

  • A turnkey agreement of constuction of approximately 200 condominiums in Copenhagen was signed.

2014

  • Balder acquires 14 hotel properties during the year. The acquisitions mean that Balder with its 28 hotels and 5,000 hotel rooms in the portfolio is one of Sweden's largest hotel property owners. 

  • In 2014, Balder acquired properties for SEK 7,059m in total. Divestments amounted to SEK 1,114m, generating a profit of SEK 144m. During the year, Balder sells all repurchased shares for SEK 220m (-). 

  • The number of shareholders amounts to 16,310.

2015

  • Balder acquired 53 % of Sato, which means we are an owner of 24,000 apartments in Finland with a value of about SEK 26 billion.  

  • 11 properties (37), of which 9 project properties were acquired at a property value of SEK 2,183m with a lettable area of approximately 70,000 sq.m.

  • 23 properties (41) were divested at a property value of SEK 1,613m and a lettable area of approximately 108,000 sq.m.

  • Collector AB (publ) were listed on June 10 2015. Balder’s share amounts to 44.1 %.
